Policies

 

 

Summer Season rates are in effect for Thanksgiving Week & Christmas Weeks.

Guests must adhere to the settings provided by whichever Vacation Rental Channel they choose.

2-Night minimum stay.

Stays of less than 30 nights are subject to a 12% Lodging Tax + $2.20/night Tourism Tax.

 

$250 Minimum Cleaning Fee (14+ night stays require additional cleaning fees).  The cleaning fee represents more than just the cost of the housekeeping service (which is performed by a team of professionals who completely clean a home, and do all the linens, in 4 hours or less). 

The cleaning fee also covers the cost and re-stocking of over 45 consumable items provided at the home that ensure convenience for our Guests (ex. cleaning supplies, laundry detergent, fabric softener, toilet paper, paper towels, napkins, zip-lock bags, foil, cling wrap, soaps, shampoos, conditioners, etc.). In addition, it covers the cost of our professional Property Inspection staff that performs quality control on our housekeeping, and ensures that the home is in excellent condition for the next Guest's arrival.

Until confirmed, rates are subject to change.

PETS (including SERVICE DOGS) require home owner's prior approval and additional and separate refundable security deposit (check) of $500 per pet.  

HOT TUB  Obey posted rules. Shower prior to entering Hot Tub (oils and soaps may create the need for a water change cleaning and be subtracted from your security deposit).

Full-Time Tenant May Be Residing in Guest House

Washer and Dryer located in structure outside of kitchen door.  It is the only shared space with our full-time tenants.

Jacuzzi is serviced every Thursday morning after 9AM

Gardener service is every Tuesday morning after 9AM (except when raining).

 

Cancellations

Cancellation Policy

 

Cancellation 46 days or More before Arrival Date:  If you cancel the reservation 46 days or more days before the Arrival Date, you will be refunded any paid Rental Fee, Cleaning Fee and Taxes. The Security Deposit and Booking Fee will be forfeited.

 

Cancellation 45 days or Less before Arrival Date:  If you cancel 45 days or less before the Arrival Date, we will attempt to re-let the cottage.  If we are successful in renting for all of your rental period, we will refund all money paid except half of the Security Deposit.  If we are unable to re-let for your entire rental period, you will be refunded only the Cleaning Fee and Security Deposit and you will forfeit the Rental Fee, Taxes and Booking Fee.  All refunds owing will be processed within 30 days of the contract Arrival Date.    

 

Please initial each page and sign below.  Return this signed contract with a copy of your driver’s license to verify age and forward the appropriate payment.

      

Other Policies:

It is not our policy to show properties to prospective Guests.

Although not guaranteed to be available, Guests staying a month or more may request a preview. For those Guests, we can arrange a showing         based on vacancy of the home, and availability of staff.

An important part of our business model is respecting our neighbors' right to privacy, and the quiet enjoyment of their own home.  For this reason, we ask that you limit noise outside after 9pm on weekdays and 10PM on Saturdays and Sundays. This includes amplified music, loud talking/conversations, etc.
